Buying property
There are no restrictions on foreign nationals purchasing residential property in France. Our advisors guide international buyers through every step, from financing to the signing at the notary.
Allow three to four months between the accepted offer and the final deed: a ten-day cooling-off period after the preliminary agreement, then the mortgage approval and the notary checks. Without financing, a purchase can complete in two months.
Notary fees represent about 7 to 8% of the price for an existing property and 2 to 3% for a new build. Agency fees, when payable by the buyer, are stated in each listing.
Part of the properties we offer are never published: they are presented discreetly to a restricted circle of qualified buyers. Entrust us with your search to gain access.
No. Viewings take place on site or remotely, as you prefer, and both the preliminary agreement and the final deed can be signed by power of attorney. We coordinate the notary, the financing and the management of the property after the purchase.
6% of the sale price including VAT, paid by the seller and included in the displayed price. When they are payable by the buyer, the listing says so, as the regulations require.
French banks lend to non-residents, usually up to 50 to 70% of the price, with a higher deposit than for residents. We introduce you to brokers used to international files.
A promesse binds the seller for a set period while the buyer pays a deposit of 5 to 10%. A compromis binds both parties from signing. In Paris the promesse is the most common form.
After signing the preliminary agreement, a non-professional buyer has ten days to withdraw without reason or penalty. After that, the buyer is bound subject to the conditions precedent, such as obtaining the loan.
We shortlist the properties matching your criteria beforehand, then group the viewings on a single day if you travel from afar. An advisor accompanies every viewing and answers your questions about the neighbourhood and the building.
The minutes of the last three general meetings, the co-ownership rules, the maintenance log, the technical surveys and the amount of the service charges. We gather and review them with you before any offer.

Two to four months on average for a correctly priced property in the central arrondissements, from listing to the signing of the preliminary agreement. Exceptional or unusual properties can take longer, until the right buyer comes along.
From recent actual transactions in the neighbourhood, the intrinsic qualities of the property (floor, view, quietness, features, condition) and the demand we observe among our buyers. Request your valuation, with no obligation.
Yes. An off-market sale presents your property only to qualified buyers from our portfolio, with no advertising or sign. It is the option most of our sellers of exceptional properties choose.
The technical survey file includes the energy performance certificate, asbestos, lead, electricity and gas depending on the age of the installations, termites in some areas, and the Carrez surface area in co-owned buildings. We organise them for you.
Rarely major works: buyers of luxury property often want to personalise. Light refreshing, decluttering and careful staging, however, speed up the sale and support the price.
Professional photography and video, floor plans, a bilingual presentation file, home staging when needed, then targeted distribution to our buyers and, if you wish, on the French and international specialist portals.
A main residence is exempt. For other properties, the gain is taxed at 19% plus 17.2% social charges, with a progressive allowance leading to full exemption after 22 years for income tax and 30 years for social charges.
An exclusive mandate entrusts the sale to a single agency committed to a precise marketing plan; it avoids multiple listings, often read as a sign of difficulty. We recommend it for luxury properties.
Every buyer is qualified before any viewing: project, timeline, financing capacity. You only receive serious visitors, and we report to you after each viewing.
Yes. The preliminary agreement and the deed can be signed by an authenticated power of attorney drawn up at a notary or a consulate. We coordinate the surveys, the viewings and the exchanges with the notary while you are away.

Paris remains one of the most sought-after markets in the world: limited supply in the central arrondissements, constant international demand and strong price resilience in the high-end segments make it a long-term asset.
The Marais, Saint-Germain-des-Prés, the Golden Triangle, Plaine Monceau and western Paris concentrate the most liquid properties. Our advisors guide you according to your goal: rental yield, second home or inheritance planning.
Yes. We connect our clients with trusted partners for rental management, renovation works and concierge services, so that an investment from abroad stays simple to follow.
In the luxury segment, gross yields usually sit between 2 and 3.5%: the investment is justified first by capital security and long-term appreciation rather than immediate income.
Tourist letting of a second home is strictly regulated in Paris and generally requires a change-of-use authorisation with compensation. Long-term furnished letting or the mobility lease remain simpler options.
Buying in your own name is the simplest; a French SCI makes joint ownership and inheritance easier. The right choice depends on your tax and family situation: we refer you to a notary or tax lawyer before the purchase.
Property tax, the residence tax on second homes and, above 1.3 million euros of net property wealth, the real estate wealth tax. We estimate these charges with you before any purchase.
After a moderate correction in 2023-2024, well-located exceptional properties have regained sustained demand, driven by international buyers. We publish our reading of the market every week in the newsletter.
Yes. These rare properties mostly change hands off-market. We assist families, family offices and investors with the search, the analysis and the negotiation.
Given the acquisition costs, allow at least five to seven years. For Paris luxury property, the investment horizon is rather ten years and beyond.
